Project Background

 

根据出台的《海珠湾(沥滘片区)城市设计及控制性详细规划调整征询意见公示》,位于珠江后航道黄金位置的这一片区,将从“人口密集、旧楼遍布、轻工业覆盖”的城中村现状,打造为集科技创新、高端商务、文化展示、观光旅游、优质生活的粤港澳湾区滨江新地标,同时被赋予一个新的名字——海珠湾。

项目位于广州市海珠区沥滘路与振兴大街交叉口,南临珠江。改造前是中化集团广州大干围仓库区,原来是作为大型国有化工企业的原料储备与生产基地使用的。由于企业搬迁,这片区位良好的闲置工业厂房物业迎来升级改造的机遇。

 

According to the "Haizhu Bay (Lijiao Area) Urban Design and Regulatory Detailed Planning Adjustment Consultation Opinion Publicity", this area located in the prime position of the Pearl River Back Channel will be transformed from a city with "dense population, full of old buildings, and light industry coverage". The current situation of Nakamura has been built as a new landmark in the Guangdong-Hong Kong-Macao Bay Area that integrates technological innovation, high-end business, cultural display, sightseeing and tourism, and high-quality life. At the same time, it has been given a new name-Haizhu Bay.

The project is located at the intersection of Lijiao Road and Zhenxing Street, Haizhu District, Guangzhou, with the Pearl River in the south. Before the transformation, it was the Guangzhou Daganwei Warehouse District of Sinochem Group, which was originally used as a raw material storage and production base for large state-owned chemical companies. Due to the relocation of enterprises, this well-located idle industrial plant property has ushered in an opportunity for upgrading and transformation.

Problem Statement and Project Solution

 

此基地上原为中化集团广州公司仓库,有50至60年历史。仓库几经拆建,在我们改造前呈两种类型:一种是单层坡屋顶的大跨仓库,为砖混结构;另一种是方盒子状的高层仓库,为钢筋混凝土结构。其中,高层仓库较晚建设。此外,基地中还存有原看守仓库的员工宿舍和大面积的货物堆场。该场地拥有开阔临江面这样得天独厚的条件,项目出发点是强化原有两类仓库的特质,将其并置。在保有仓储和运输业特征的区域进行重点设计,并营造滨水景观。我们从场地空间规划入手,从对园区内部公共空间梳理开始,通过外部界面打开、园区内部单体首层空间打通、动静流线分离等手法,成功营造出“三纵两横”的街道空间以及南面的超大江景广场。建筑单体设计则从业态布局与厂房类型为条件着手设计。临街建筑首层与园区内部三纵两横街道敞开面首层首先考虑为商业空间;其余部分考虑为整租式文创空间与分户式小型办公。

 

This base was originally a warehouse of Sinochem Guangzhou Company, with a history of 50 to 60 years. The warehouse has been demolished and constructed several times, and before our transformation, it was of two types: one is a large-span warehouse with a single-story sloping roof, which is a brick-concrete structure; the other is a box-shaped high-rise warehouse with a reinforced concrete structure. Among them, high-rise warehouses were constructed later. In addition, the base also contains the staff dormitory of the former guard warehouse and a large area of ​​cargo yard. The site has unique conditions such as an open riverfront. The starting point of the project is to strengthen the characteristics of the original two types of warehouses and juxtapose them. Carry out key design in areas that retain the characteristics of storage and transportation, and create waterfront landscapes. We started with the space planning of the site, started by combing the public space inside the park, and successfully created a "three vertical and two horizontal" street space through the opening of the external interface, the opening of the single first floor space in the park, and the separation of dynamic and static flow lines. The super large river view square to the south. The design of single building starts with the conditions of business layout and plant type. The first floor of the street-facing building and the first floor of the open surface of the three vertical and two horizontal streets in the park are first considered as commercial space; the remaining part is considered as a whole rented cultural and creative space and a separate small office.

园区提出了“型动办公”的概念,为在这工作的人提供轻松、自由、缤纷的工作空间与氛围,以最酷的办公方式,实现静与动之间零秒切换。园区的南面拥有逾200米长度的临江面,一览无遗珠江美景,造就百米滨江生态,在观景台上还可以零距离感受一线江景。项目通过艺术景观设计将园区内的主要展示立面与公共空间串联起来。南面超大江景广场以两栋楼的山墙面大型涂鸦艺术为背景,创造性地引入公共艺术,为园区未来的公共活动场所运营提供绝佳场地。

 

The park puts forward the concept of "mobile office", which provides relaxed, free and colorful working space and atmosphere for people working here, and realizes zero-second switching between static and dynamic with the coolest office method. On the south side of the park, there is a riverside surface with a length of more than 200 meters, with unobstructed views of the Pearl River, creating a 100-meter riverside ecology. You can also experience the first-line river view from the viewing platform. The project connects the main display facades in the park with public spaces through artistic landscape design. With the large graffiti art on the mountain walls of the two buildings as the background, the Super Large Riverview Plaza on the south side creatively introduces public art to provide an excellent venue for the future operation of public activities in the park.

项目完成后,通过艺术、运动、江景结合将旧仓库改造变成一场行为艺术。通过改造为原本的旧工业厂房注入新的生命力。创意园内设计了互动性体验装置,如彩色玻璃拍照景点、树池电影大台阶、滑板宣传台、拼贴篮球场等,以增强互动参与性与故事性的方式焕发园区新活力。B.I.G海珠湾创意园改造后达成工业园区的有效再利用,让它们散发出持久的活力展现其原有的工业特征,营造的滨水景观也为城市滨水开放空间提供新的可能性。

 

After the project is completed, the old warehouse will be transformed into a performance art through the combination of art, sports, and river view. Inject new vitality into the original old industrial plant through transformation. The creative park has designed interactive experience devices, such as stained glass photo spots, tree pool movie steps, skateboarding publicity stations, collage basketball courts, etc., to rejuvenate the park in a way of enhancing interactive participation and storytelling. After the transformation of B.I.G Haizhu Bay Creative Park, the effective reuse of industrial parks has been achieved, allowing them to emit lasting vitality to show their original industrial characteristics. The waterfront landscape created also provides new possibilities for the urban waterfront open space.
